Approval for mixed tenure build-to-rent housing in Rockdale

The development application (DA) for City West Housing’s Tallowwood Apartments has recently been approved. This is our first mixed tenure, build-to-rent development, and the first outside the City of Sydney.

Delivering 80 apartments on a site at 427-429 Princes Highway, Rockdale, the development will be a mix of integrated affordable (80%) and market (20%) rental housing owned and operated by City West Housing. Construction is expected to be completed by 2025.

While we remain committed to our roots in the City of Sydney, this expansion is in line with City West Housing’s growth strategy. The Bayside LGA is experiencing significant development and access to more purpose-built affordable housing will help ensure that Bayside locals can continue to work and live in their established communities. The site is in the heart of Rockdale Town Centre and close to essential services and Rockdale train station.

Leonie King, CEO of City West Housing, said the ever-increasing cost of housing is causing more and more people to slip into housing stress. “For many workers on lower incomes, the Sydney area is an increasingly difficult place to live and raise a family because of rapidly rising rents. City West Housing is always looking for opportunities to use our capabilities to partner in developing multi-tenure developments to provide affordable housing that allows lower income workers to live near their jobs.”

The building is named after the two tallowwood trees that will be retained on the site. Applying ‘Designing from Country’ principles, the landscape architects brought the Aboriginal understanding of people and place, or belonging, into the design of the outdoor spaces. This will allow residents and visitors to connect with each other and their environment to gather, grow, reflect and thrive.
